can anyone tell me were to start if i decided to go ahead and build a house from scratch.....i have been offered land and not sure where to go from here.......how do you find out the total price so i can get a mortgage?...

Know very little about this. However seem to remember that banks offer a certain type of new-build mortgage where money is released at intervals as the building progresses. That way they don't give you ?200,000 and you dissappear off to spain and leave them a muddy plot for their money, and you get enough monet to develop the next phase.

Alternatively if you already have a home, they can offer you money based on your current equity and you can go from there.

Try a search for 'Self Build Mortgage' on google, that'll give you a start

maybe way off here but, an old friend of mine self built and i seem to recall him saying that he had to have sufficient capitol to finance the project build until it "got out of the ground"

ie- buy the land and get the property to damp course level


not sure if it still the same nowadays

Hi, self build has problems if you have no experience so ask a profesional. There are things you can do to save money but only regarding research at the early stage. get an idea on what you want and get some quotes. basicly, you need to~

1 Self Build Research, find out all the pitfalls and get an architect.
2 Purchase some building land, ask if planning permission would be granted with the local authority.
3 Get a self build mortgage (stage release)
4 Building site and house insurance
5 Protect your self build with 10 year warranty
6 An architect will cost the materials once you decide on whether a traditional or timber frame house design is for you. Chartered surveyors also provide this service Q.S.
7 Build your house with the aid of a site manager (architect or other).:goodluck:
