    Knocking a wall out...

    if i knock a wall out in my house... do i need planning permission?

    Nah Mate... I own the house... but the house has been extended (new garage on the side and new bedroom above) and the garage is 26 ft long... so I want to knock thru from my kitchen into the new garage (thur the original external wall) and then put a wall up in there to make the house area bigger...

    Im using the rest of the garage as a recording studio Hidden Content
    its only 15 ft by about 9.5 ft but it seems enough Hidden Content

    hi m8 any alterations to house require building regs. What you need to do is ring up council and tell them what you want todo and draw them a rough shetch they charge you a fee prob will be ?100 plus vat. They will come out and inspect to make sure the work is safe ie big /strong enough lintel etc then they will sign it off. Then when it comes to selling you house it will be on record that its all above board.

    Yes, if the alterations are structural such as removing or part removing a structural wall (load bearing)then you need to get premission. Generally if the alterations involve the insertion of a beam or lintel or will affect the stability of the building, then a Building Regulation approval is required.

    If you wanted to go for it, then you would need to support the upper floors with Acro?s and battens if you went for DIY then you would need to apply for a retrospective building warrant which costs more Hidden Content

    If the wall is a supporting one then building control would want to see calculations to show that your newly inserted steel beams have been sized correctly. Iv'e had calculations done by a local structual engineer before costing approx ?70. I would use this route and keep it all above board so that you have the relevant paperwork if you ever decide to sell your house. Some building control officers are very helpfull though and may advise you to what size beams are adequate for the job. good luck and remember acros every metre

    yes m8 any changes to house ie walls roof you need permission with out this if you have no permission if you have an acdent your insurance will not pay out and you would end up with a fine from planning dept .
    but if no one knows who cares
